NIE Number in Spain — What Foreign Buyers Need to Know

A NIE — Número de Identificación de Extranjero — is the identification number assigned to foreign nationals in Spain. It is an absolute requirement for any financial transaction in Spain, including buying property, opening a bank account and paying taxes. Without it, the buying process cannot proceed.

NIE is mandatory — no exceptions

You cannot sign a property deed, open a Spanish bank account or pay Spanish taxes without a NIE number.

Apply early — it takes time

Getting a NIE can take weeks, especially at consulates outside Spain. Start the process before you are ready to make an offer.

A power of attorney can help

A notarised power of attorney allows a representative in Spain to obtain the NIE on your behalf — useful if you cannot travel easily.

NIE is not residency

Having a NIE does not make you a Spanish tax resident. It is purely an identification number for administrative and fiscal purposes.

The NIE is Spain's identification number for foreign nationals — it is not a residency permit or a work permit. It is the number that connects you to the Spanish tax and administrative system.

  • Signing the reservation contract
  • Opening a Spanish bank account
  • Paying transfer taxes (ITP) or VAT at completion
  • Signing the completion deed (escritura) before a notary
  • Registering ownership at the Land Registry

Bottom line

No NIE means no purchase. It is not a formality you can defer — it is a blocker at multiple stages of the process.

How to get a NIE number in Spain

If you are already in Spain, the process is straightforward once you have the appointment.

    Book an appointment

    Go to a national police station (Comisaría) with a dedicated foreigners department (Oficina de Extranjeros). Appointments can be scarce in peak season — book well in advance.

    Prepare your documents

    You will need your original passport plus a photocopy, two passport-size photos, a completed EX-15 form and a supporting document explaining the reason (a property purchase reservation letter works).

    Pay the fee

    A small administrative fee applies (Modelo 790, Código 012) — currently around €10–12. This is paid at a bank before the appointment.

    Attend and receive

    Processing is usually same-day or next-day once the appointment is attended. You receive the NIE certificate on the spot or by post within a few days.

How to get a NIE from outside Spain

If travelling to Spain before making an offer is not practical, there are two main alternatives.

  • Spanish consulate in your home country — EU citizens can apply directly, though processing times vary widely and can run to several weeks
  • Power of attorney (poder notarial) — authorise a Spanish lawyer to apply on your behalf without you needing to be present in Spain

Timing

The consulate route can take several weeks. Start the NIE process before you begin seriously shortlisting properties — not after making an offer, when every week of delay costs you negotiating position.

Using a power of attorney to get a NIE

A notarised power of attorney (poder notarial) authorises a lawyer or representative in Spain to obtain the NIE on your behalf. This is a common and practical route for foreign buyers who cannot travel repeatedly to Spain during the buying process.

The same power of attorney can also be used to sign reservation contracts, manage bank accounts and in some cases complete the purchase itself — making it one of the most useful tools for remote buyers.
